From concept design to Building Approval I produce as much or as insignificant as my clients want. This project is typical as it was designed for a small budget ease of construction (as are owner builder projects). Shadow studies can be needed by Local Council Planners before Development Approval is granted. A good set of Architectural working drawings would have ensured that nothing was left to chance. Interrogate your Designer or Architect or Builder if they have previously designed buildings for high fire risk areas. Council must view this approval before they can issue a Development Approval. Note that a divide set of drawings was produced for Planning Approval (which is the first step in the Development Approval process) and the set of drawings lower is purely for Certification and Construction. An Architect that has done houses before will be better at housing than one who hasn't. This is because extra work is required drawing the Measured drawings for the existing building and site. If the cost of the building goes up then you will still pay more money for your documentation as it is based on a percentage of that cost. This means that if both Client and Architect try to do the best by each other the hourly rate will result in cheaper drawings as well as a better documented building.
